Affordable Rental Housing
We provide affordable rental housing for seniors and families in Richmond and Vancouver through a combination of subsidized Rent-Geared-to-Income (RGI) and Low-End-of-Market (LEM) rental housing. Most of our rental homes are offered under the BC Housing RGI program, where rent is calculated based on household income. We have a limited number of LEM homes, which are priced below typical market rates for individuals or households with moderate incomes at or below the upper income limit.
Our rental communities offer a range of housing options, from one-bedroom apartments for seniors to larger two-, three-, and four-bedroom homes for families. Each building is designed to be safe, welcoming, and community-oriented, where you can put down roots and feel a true sense of home.

Who is eligible for our housing?
To qualify for our housing, you must provide proof of legal status in Canada for everyone in your household, such as a Canadian birth certificate or passport, Permanent Resident Card, Citizenship Certificate, or other official immigration documents.
Eligibility also depends on the community: seniors’ housing is for adults 55+ who can live independently, family housing is for households with children, and Low-End-of-Market (LEM) rentals may have additional criteria based on unit type and availability.
How long is the waitlist?
Wait times depend on the type of housing, location, and your application with BC Housing. Because subsidized units are in high demand and turnover is low, the wait can be lengthy. Your individual circumstances may also affect placement, so we encourage you to apply to BC Housing as early as possible.
Our non-subsidized (LEM) housing is also limited, which means those waitlists can be long as well. Please keep an eye on our vacancy notices, which we post as units become available.
Do you offer accessible housing?
We do have a few accessibility units in our communities for those who require barrier-free features and can live independently.

How do I apply for housing?
Applications for RGI housing are managed through the BC Housing Registry. To apply, visit the Subsidized Housing | BC Housing or call 1-800-257-7756 (toll-free) or 604-433-2218 locally in the Greater Vancouver area.
For LEM units, please contact our Administration office directly when vacancies are posted.
How is rent calculated?
RGI units: Rent is typically set at 30% of your gross household income as determined by our annual review, regulated by BC Housing.
LEM units: Rent is set below current market averages, and not income tested.
What do I need for my annual RGI rent review?
Each year, you are required to provide updated income information. This includes:
- Most recent Notice of Assessment (NOA) from the Canada Revenue Agency
- Verification of income and/or benefits for all household members over the age of 19
- Any other documents requested by BC Housing
Do I need tenant insurance?
Is smoking permitted?
Are pets allowed?
Most of our communities have pet restrictions. However, we review each situation individually. Please contact our office for details about the pet policy for the community you are interested in.
If a pet is approved, a pet deposit will be required in accordance with the Residential Tenancy Act.
